What online rent collection actually needs to do

Collecting rent is more than accepting a payment. A landlord needs recurring charges, autopay, partial payment handling, late-fee logic, deposit tracking, refunds, and a clean per-lease ledger the tenant can also see. Ayillo runs each of those on the same record so the total the tenant owes is always the total the owner sees.

ACH is the default because it is free for the resident and settles in two to three business days. Card is offered when speed matters and covers its own processor fee. Autopay is enabled per lease, per resident, and can be paused without breaking the ledger.

Standard ACH payouts settle in 2–3 business days after the resident's payment clears. Instant payouts are available on eligible accounts.

Do residents pay a fee?

ACH is free for the resident. Card payments carry the processor fee, disclosed before the payment is authorized.

Can I collect fees other than rent?

Yes. Pet rent, storage, utility recharges, one-time charges, and refundable deposits all sit on the same lease.

What happens if a payment bounces?

The ledger reopens the charge, an NSF fee posts per your policy, and the resident is notified. No manual reconciliation.
