• Income is verified using the same documentation standard applied to applicants.
REQUIRED DOCUMENTATION
• Government-issued photo identification
• Recent pay stubs (2–3 consecutive)
• Most recent tax return
• Signed written guaranty referencing this specific lease
• Guaranty expressly states whether it covers renewals

A guarantor guarantees the tenant's obligations but does not live in the unit and is not a tenant. A co-signer signs the lease itself and is a party to it, jointly responsible, sometimes with occupancy rights.
Most landlords screening a student, a new graduate, or an applicant just below the income threshold want a guarantor, not a co-signer. Be explicit about which one you are requiring — the documents are the same, the legal effect is not.
