QUALIFICATION STANDARDS
  • Minimum household income of 3x monthly rent ($6,000.00 gross per month).
  • 2 year(s) of verifiable rental or residence history.
  • Applicants who do not meet the income requirement may qualify with a guarantor earning 4x monthly rent.

REQUIRED DOCUMENTATION
  • Government-issued photo identification
  • Recent pay stubs (2–3 consecutive)
  • Bank statements (3–12 months)
  • Contact details for the two most recent landlords
  • Two years of verifiable address history

HOW WE APPLY THESE REQUIREMENTS
  • These requirements are published before applications open and applied identically to every applicant.
  • Applications are reviewed in the order they are received and completed.
  • Alternative documentation is accepted where an applicant's work does not produce the standard document.
Screening rules are subject to federal, state and local fair housing law, and some jurisdictions restrict criminal-history or credit-based screening. Apply whatever you choose identically to every applicant, and check your local rules before publishing.

Why you should choose your own criteria

Most screening products hand you one fixed formula: a credit score threshold, a background check, and a pass/fail. That works badly for a huge share of good renters — self-employed applicants, gig workers, recent arrivals with no US credit file, students with a guarantor, cash-heavy small business owners.

Ayillo's position is that the landlord should decide what qualification looks like for their rental, then apply it consistently. This tool produces that written standard.

What makes a requirement enforceable

  • It is written down before the listing goes live
  • Every applicant sees the same list
  • It asks for documentation, not judgement calls
  • It states what happens if a requirement cannot be met (for example, a guarantor)
  • It is applied to every applicant without exception

Publish it with the listing

Requirements shown up front reduce unqualified applications more than any filter. Applicants who cannot meet them self-select out, which saves you the review time and saves them an application fee.

Frequently asked questions

Do I have to run a credit check?
No. Credit screening is a choice, not a requirement. Many landlords qualify on documented income and rental history instead, or accept an applicant-provided report.
Can I require different documents from different applicants?
Ask for the same set from everyone. Offering alternative ways to satisfy the same requirement — for example, tax returns instead of pay stubs for self-employed applicants — is fine and is different from applying different standards.
Can I save these requirements?
Copy or print them for free with no account. To attach them to a real rental application and collect the documents securely, create a free Ayillo account.
