Give the number before the lease signing, not at it

The single most common move-in dispute is a total the tenant did not expect. Send an itemised move-in cost sheet when you send the lease. Every line should map to a clause the tenant can find.

Charges that are commonly restricted

Several states and cities cap or ban specific move-in charges — non-refundable move-in fees, application fees, pet deposits, or requiring both last month's rent and a full deposit. Confirm your local rules before adding a line item, and never describe a refundable deposit as a fee.

Should the move-in total include the first utility bill?
